Project: Home — Consider cast iron

1329929173 72 Project: Home Consider cast ironThere are a million different sink materials that combine versatility with durability and enough style to be used anywhere. One material that we’ve noticed as an emerging favorite in the home is cast iron. Cast iron kitchen and bathroom sinks (not to mention bathtubs) offer amazing versatility and is as strong as any material you’ll ever find.

We might associate cast iron with something elsewhere in the home (like when we’re cooking with a skillet, pan or at the barbecue grill) or even outside the home (like that construction site’s manhole cover or pipe plumbing). But as a material for cleaning, washing and food prep, it’s an amazingly appropriate option.

Cast iron can be used for any type of basin that holds water: kitchen sink, bathroom sink, bathtub, bar sink and utility sink (like in a laundry room). The material is perfect for a decorative sink or one that’s just plain functional.

How about durability? Cast iron is guaranteed not to chip, crack or burn, all possibilities when you’re working in the kitchen.

Cast iron’s ability to be shaped and colored sets it apart from other sink materials, especially when you factor in its expected longevity. For example, the farmhouse kitchen sink is a wonderful retro style with an apron front to protect the cabinets and countertops from water damage.

Other cast iron kitchen sink installation types are mostly drop-in, undermount and farmhouse. And cast iron is a favored material for the bathroom, as well, for vessel sinks, undermount, drop-in and wall-mount sinks.

And is it possible that cast iron is actually an eco-friendly material? Absolutely, it is. KOHLER, a leader when it comes to cast iron, creates every one of its cast iron sinks at its foundry in Kohler, Wisc., and claims its enameled cast iron sinks (cast iron coated with a vitreous enameled glaze) are made from at least 80 percent recycled content.

The one thing you want to be aware of if you’re considering cast iron is its weight. Cast iron is very heavy. The top-selling cast iron kitchen sink at Build.com is currently from KOHLER (the K-6489, if you’re interested). This beast measures about 36 inches across and weighs mighty 150 pounds.

And the bathtubs just get larger and heavier.

The most popular cast iron bathtub at Build.com is, again, from KOHLER (the K-715). This three-wall alcove tub measures 60 inches long, and weighs 316 pounds. For that, you’d better make sure you have enough support beneath your floor.

So, if you’re planning a kitchen or bathroom remodel and you haven’t decided on a type of sink or bathtub yet, you might consider cast iron. It’s a viable option, built to last a lifetime and provides more than just good looks.

Until next time, Happy Home Improving!

40 years in the kitchen, bath business for Kennedy

1329928011 27 40 years in the kitchen, bath business for Kennedy

Four decades into the kitchen and bath business, George Kennedy has made a few concessions to the age of the Internet.

Kennedy Kitchens and Creative Bath & Brass, 2763 S. Sixth St., launched a website three years ago. He goes online. There’s also the go-anywhere-he-goes cell phone. And he tried design software briefly, but quickly returned to pencil and paper.

“I have a table here, and I work from the desk back there,” the 81-year-old Kennedy said, displaying a few of his latest drawings at the shop in the County Market shopping center.

Ever the businessman, he added, “I don’t give them to anyone until we have a contract.”

Kennedy leaves most of the online work to his daughter, Janet Leigh Kennedy, describing her as the business “webmaster.”

Leigh Kennedy, who good-naturedly refers to her father as “old school” when it comes to Internet technology, said the transition took awhile.

“I got in a lot of trouble the first time I bought a fax machine,” said Leigh Kennedy.

Fast-changing industry

Joking about the fax machine aside, Kennedy said, as with most industries, technology has accelerated the pace of change for the kitchen and bath business.

“When I started out, I had eight cabinet styles, in a color, in a box,” said Kennedy, who opened his first shop at 11th Street and Capitol Avenue in 1972.

He said he also regularly attends training programs to update his design skills, and to keep track of industry trends and technology.

Kennedy’s first store was on the same spot where his family operated Kennedy Laundry, a 12,000-square-foot commercial plant that ran five trucks. He said it was one of the largest in the city well into the 1940s, including a work force of about 200.

He worked at the plant periodically, but jumped at the chance to start his own business when the opportunity came along.

“The company I was working for decided to get out of kitchen and bath, and I took it over and moved it down there (11th and Capitol),” said Kennedy.

His main competitors in 1972 have long since gone out of business, he said, noting that big-box retailers have joined the competition.

“We’re still here, and they don’t scare us,” said Kennedy.

His wife, Charlene, who died in 2010, put in her own long hours to help the business survive through four decades. She served as president of Kennedy Kitchens and as vice president of Creative Bath & Brass.

The couple was married for nearly four decades.

‘Be backers’

Leigh Kennedy estimated online sales now account for 40 percent to 50 percent of revenue. She said the shop has built up a long list of repeat customers in four decades.

“’Be backers’ is what my mom use to call them. They’d come in and said they’d be back,” said Leigh Kennedy.

Longtime clients Joe and Bev Ufkes of Carthage stopped by the business this week, while on a visit to Springfield. The couple said they found the shop by chance several years ago and wound up placing an order for a home-renovation project.

“We were just driving through and saw them,” said Joe Ufkes. “We’re still coming back.”

Third location

To the inevitable question of how much longer he will continue to work, Kennedy said retirement is not in the plans.

“I have nothing else to do,” said Kennedy, who added that he comes to work every day. “I’m just not getting here as early as I used to.”

Kennedy also remains active with the Ansar Shiners in Springfield and frequently displays his 1965 white-over-red Mustang convertible in classic-car shows.

The shop is in its third location since 1972. The business moved to Douglas Avenue and North Street, just off Wabash Avenue, after about 18 years at 11th and Capitol. The extension of Stanford Avenue forced Kennedy to move to the current location in 2002.

It was intended as a temporary relocation at first, but a decade later, there are no plans to move again.

“Now that we’ve moved three times, I’m thinking, ‘no,’ this is a lot to move,” said Leigh Kennedy.

FHLBank Pittsburgh Announces Full Year and Fourth Quarter Results, Dividend, and Partial Repurchase of Excess Capital Stock

1329926779 30 FHLBank Pittsburgh Announces Full Year and Fourth Quarter Results, Dividend, and Partial Repurchase of Excess Capital Stock

PITTSBURGH, Feb 22, 2012 (BUSINESS WIRE) –The Federal Home Loan Bank of Pittsburgh today announced unaudited financial results for full year and fourth quarter 2011. FHLBank recorded net income of $38.0 million for the year 2011 and $10.9 million for fourth quarter. The Bank’s Board of Directors declared a dividend of 0.10 percent annualized, payable to the Bank’s stockholders on February 23, 2012. Also on that date, the Bank will repurchase excess capital stock consistent with its practice in past quarters.

Operating Results For the year ended December 31, 2011, the Bank recorded net income of $38.0 million, up $29.7 million from $8.3 million for the year ended December 31, 2010. This improvement was driven primarily by lower other-than-temporary impairment (OTTI) credit losses on the Bank’s private-label mortgage-backed securities (MBS), partially offset by lower net interest income. OTTI credit losses were $(45.1) million for the year ended December 31, 2011 compared to $(158.4) million for the full year 2010. Net interest income for the year ended December 31, 2011 was $154.4 million, down $78.9 million compared to $233.3 million for the year ended December 31, 2010.

For the fourth quarter 2011, the Bank recorded net income of $10.9 million, down $10.6 million compared to $21.5 million in fourth quarter 2010. This decrease was primarily due to lower net interest income, partially offset by lower OTTI credit losses on the Bank’s private-label MBS portfolio, which were $(7.6) million for fourth quarter 2011 compared to $(13.1) million for fourth quarter 2010.

“We are encouraged by our 2011 financial results, which are built on a foundation of enhanced risk management,” said Winthrop Watson, President and Chief Executive Officer. “The dividend declaration and partial repurchase of our members’ excess capital stock, along with our continued support of the Affordable Housing Program, are gratifying aspects of improved performance.”

The Bank actively monitors the credit quality of its MBS. It is not possible to predict the magnitude of additional OTTI charges in the future because that will depend on many factors, including economic, financial market and housing market conditions as well as the actual and projected performance of the loan collateral underlying the Bank’s MBS.

As previously reported, the vast majority of the securities in the Bank’s private-label MBS portfolio were AAA-rated at the time of purchase. Based on the performance of certain securities, among other information, it appears that the underwriting standards represented in the offering materials for these securities were not followed. As a result, the Bank owns certain private-label MBS, which it otherwise would not have owned, on which it has recognized losses. The Bank has filed lawsuits against certain issuers, underwriters and rating agencies related to these misrepresentations.

Balance Sheet Highlights Advances totaled $30.6 billion at December 31, 2011, an increase of $897 million, or 3.0%, from $29.7 billion at December 31, 2010. Advance demand had been declining steadily since late 2008 due to increased customer deposits. Although the pace of the advance decline slowed throughout the first three quarters of 2011, in the fourth quarter advance balances increased $4.8 billion, primarily due to increased member liquidity needs.

At December 31, 2011, total assets were $52.0 billion, a decrease of $1.4 billion, or 2.6%, from $53.4 billion at December 31, 2010. Total capital at December 31, 2011 was $3.7 billion, a decrease of $498 million, or 12.0%, from $4.2 billion at December 31, 2010. The decrease in total capital was due to partial excess capital stock repurchases during 2011 totaling $715 million, partially offset by a reduction in accumulated other comprehensive loss and higher retained earnings.

The portion of OTTI losses previously reported as noncredit losses in accumulated other comprehensive income (loss) (AOCI) improved to $(168.1) million at December 31, 2011 from $(222.5) million at December 31, 2010. This improvement was due to paydowns as well as the reclassification of certain noncredit losses to credit losses during 2011. Total retained earnings at December 31, 2011 were $435.3 million, up $38.0 million, or 9.6%, from $397.3 million at December 31, 2010. Total retained earnings at December 31, 2011 included $4.5 million of restricted retained earnings. At December 31, 2011, the Bank had regulatory capital of $3.9 billion and exceeded all regulatory capital requirements.

The Board of Directors declared a dividend equal to an annual yield of 0.10 percent. The dividend will be calculated on stockholders’ average balances during the period October 1, 2011 to December 31, 2011 and credited to stockholders’ accounts on Thursday, February 23, 2012. Also on February 23, 2012, the Bank will repurchase excess capital stock. The amount of excess capital stock to be repurchased from any member will be the lesser of five percent of the member’s total capital stock outstanding or its excess capital stock outstanding.

The Bank will continue to monitor the condition of its private-label residential MBS portfolio, its overall financial performance and retained earnings, developments in the mortgage and credit markets, and other relevant information as the basis for determining the status of dividends and excess capital stock repurchases in future quarters.

Detailed financial information regarding full year 2011 will be available in the Bank’s 2011 Annual Report on Form 10-K, which the Bank anticipates filing on or after March 16, 2012. Detailed financial information regarding the first nine months of 2011 is available in the Bank’s 2011 Quarterly Reports on Form 10-Q and detailed information regarding 2010 is available in the 2010 Annual Report on Form 10-K, all of which can be accessed through the Bank’s website at fhlb-pgh.com or on the SEC’s website at sec.gov .

What Will We Learn at School Today?

The video ends, and Anwar Suwan slips his cellphone back into his pocket. The marks on Ibrahim’s forehead, the bruised eye—did his captors beat him? “Of course we beat him!” the militia commander exclaims. “Do you know who Ahmed Ibrahim really was? A close relative of Gaddafi—killed people arbitrarily, threw them into prison holes where they would never see the sun again.” He makes a gesture of contempt. “We put him in a cage in the prison yard,” he says, smiling. “Whenever anybody enters, he has to bark.” Suwan laughs. “We beat them all, don’t worry. And we beat Ahmed Ibrahim extra hard. We need to know where he stashed away his money.”

This school in Misrata shows little evidence of the devastation that has made it the most war-wrecked city in Libya, but the country’s psychic scars are everywhere., Davide Monteleone / VII for Newsweek

“Our goal is change from the inside out,” says the seminar leader. She’s dressed in skinny jeans, sequined ballerina flats, and a light-colored hijab—no makeup. Women her mother’s age sit in a semicircle around her. “We need to remove everything negative left over from the last regime,” she says, and begins writing a list of class rules on the blackboard: “(1) Respect the new system. (2) Turn off cellphones. (3) Talk directly, not secretively.” She’s been sent here by the Tripoli City Council to help retrain the teachers at one of the city’s most venerable schools, Jalaa Elementary. Not far away is Martyrs’ Square, where the revolution hit the capital a year ago.

Much of what the instructor says may smack of self-help platitudes, but the women listen raptly. “First of all, one needs to know oneself,” she tells them. Schools in Gaddafi’s Libya were all about following instructions, never about thinking for yourself. Now the time has come to loosen the ropes. “If you disagree with anything, you have to speak up,” the instructor says. “Silence is participating in negativity.” She dashes back to the blackboard to write down the basis of democracy: “The right to disagree and solve conflict without fighting.” One by one, the women share their thoughts on the importance of free speech. “In other countries, they show everything on TV, the bad stuff too,” says one in a Gucci-inspired hijab. “We shouldn’t feel shame over such things.”

Another teacher speaks up. She wears a crocheted cellphone purse over her shoulder, in the new Libyan colors: red, black, and green. “This country was hostile to children,” she says. “Asking questions is a child’s nature. Questions were forbidden. Now both they and we have to start asking questions.” She pauses. “The wonderful thing is, for the first time in my life, I can sit in a group and speak my mind freely.” The instructor beams. “See? The course is already bearing fruit,” she says. “Remember! We have freedom now! Do not hesitate! To solve the problems, we need to talk our way through them!”

Amna Arebi, the teacher with the crocheted cellphone purse, was raised in Tripoli’s old quarter, a fisherman’s daughter. Walking home on Independence Street, she recalls how she rejoiced when Gaddafi overthrew Libya’s corrupt monarchy in 1969. Then the dictatorship took shape, and the happiness vanished. “I am bitter about what Gaddafi took,” she says. “I am soon 60 years old, and now I want as much of this freedom as possible.”

The winter sun casts a sharp light on the colonnaded sidewalks. Tripoli, a blend of Italian classicism and Arab street life, could have been—should have been—as pleasant as any little patch on Earth. “As a mother of seven and a teacher for 30 years, I know some things about children,” Arebi says. “We have to take care of them all, including children of Gaddafi’s supporters. They’re silent now, but they’re there.” But what has become of the teachers who supported him? “Some stay at home. Others just keep quiet. They have to be permitted to repent. But what a relief to no longer teach Gaddafi’s Green Book! My holy book is the Quran. Now that book will finally take the lead.”

A man’s legs protrude from beneath a desk in the principal’s office at the Sayyida Zeinab secondary school. They belong to the acting vice principal. He’s repairing a wall outlet, but he quickly gets up and welcomes the visitor. Tripoli’s Abu Salim neighborhood, where the school stands, is far from the gentility of Jalaa Elementary, Martyrs’ Square, and Independence Street. The roads are potholed, and trash is everywhere. Gaddafi’s largest prison stands here, now empty. No common criminals were sent there; it held only political prisoners, thousands of whom were massacred under the dictatorship. The neighborhood is where the dictator’s supporters made their last stand in the capital last August.

The school’s broken windowpanes and bullet-scarred walls testify to the battle to root out the snipers who were holed up inside. The former principal, a local Gaddafi stalwart, doesn’t dare return. A mathematics teacher is filling in for him; the acting vice principal and ad hoc handyman is a science teacher. “This is a ghetto, you know. Like in America,” says physics teacher Karima bint Hamid, dressed in a black jalabaya and a pale blue hijab. “And this is a ghetto school.” Faculty members say they’ve never heard of the city council’s retraining program. “I would love to hear about new teaching methods and become a better teacher,” says Khalifa Abdalah, who teaches Arabic. “We’re starving for something new.”

The government is hurrying to create new, less ideologically slanted textbooks and to retrain teachers at some schools so they will encourage pupils to think., Davide Monteleone / VII for Newsweek

The teachers reminisce about Gaddafi’s loopy education policies. English was abolished in the ’80s, to be replaced by the sub-Saharan African languages Swahili and Hausa. One year, agriculture was decreed to be the most important subject, and the president of the university was replaced by an agronomy student. “We were like pieces on a chessboard,” says another teacher. “That’s putting it nicely,” Karima interrupts. “Lab rats is more like it.”

Outside one of the entrances at Libya’s Ministry of Education, there’s a rug where you can wipe the dirt from your shoes. It used to be displayed reverently on a wall: a portrait of Gaddafi in a white officer’s uniform. Now it lies on the pavement, grimy and stained. Inside, discarded Gaddafi-era schoolbooks are stacked precariously in old cardboard boxes, like rotten fruit. Abdulnabi Abughania, a heavy-set man with a luxuriant moustache and dense, swept-back hair, works here as director of the ministry’s Department of Curriculum. “Everything needs to be rewritten,” he says. He asks a secretary to bring some of the new history texts. “They’re small pamphlets,” he says. “We don’t have time to produce real books before school starts. Gaddafi wanted history to start with himself, so older history was completely neglected. The kingdom before 1969 was completely erased from the text books. Ahmed Ibrahim, the minister of education, rewrote everything.”

The geography texts will have to be redone, too. Gaddafi insisted that the Arab world was borderless, so the maps rarely showed national boundaries. “He changed the calendar so Libya had a system shared by no one. He wanted to destroy the Roman city of Leptis Magna and the Greek ruins because they were made by ‘intruders.’ Masterpieces several thousands of years old! A couple of years ago all the math textbooks for fifth grade were withdrawn. One exercise was about seven dwarves and one king. The word ‘king’ was unacceptable. There was only one ruler: Gaddafi himself.”

The secretary returns with an armload of old textbooks and a few of the substitute booklets. “Look at this,” says Abughania, opening a Gaddafi-era history for ninth graders. “‘Chapter One: Our enemies and how to attack their belief system.’ ‘Chapter Two: The Arabs resist a common enemy in their own land.’ ‘Chapter Three: The enemies of the Arab world wish to break it apart by creating artificial boundaries.’ Do you want me to continue? He degraded history. He turned it into ideology.”

He turns to one of the new texts. Modern Arab History—9th Grade covers the Ottoman Empire, the Italian colonial occupation of Libya after 1911, World War II, and the Arab independence movement, including the birth of modern Libya in 1951. But anything after 1969—those 42 years under Gaddafi—is missing. “This is not the time to write that history,” Abughania says.

Suwan is relaxing in his barracks at a base outside Misrata, the most war-wrecked city in Libya. Even before the revolution, the militia commander was one of Misrata’s most powerful businessmen. He owns hotels in Jordan and has interests in Saudi Arabia. When Libyans rose up last year, he stepped in as one of the rebels’ main sponsors, and he made a point of being wherever the action was. He remembers his first visit to Ahmed Ibrahim’s jail cell. “I spat in his face,” he says, with satisfaction. After the capture of Gaddafi’s eldest son, Saif al-Islam, in November, Suwan flew to the southern city of Zintan to see him in person. “I spat on him, too. Twice. “This is from Misrata—and this is from me,” I said, and left. I was on his death list.”

It’s late. Suwan leads me to my car in the darkness. “What they did to us,” he says, and breaks off. “You cannot imagine.” A cold wind blows in off the sea. Suwan—the man who boasts of spitting on prisoners—is weeping. “My sister disappeared during the first wave of attacks, in March,” he says. “I’m still searching for her. Everything I do now, I do to avenge my sister.”

On the blackboard at Jalaa Elementary, the instructor finishes spelling out the rules: “(9) Be honest. (10) Be neutral.” She hands one of the teachers a sheet of paper marked with faces representing various emotions: happy, surprised, insecure, sad, angry, shocked. The task is to choose one. “Before I came, I was insecure. Now I feel better,” the woman says. “Choose from the list,” the instructor insists. Couple renovates historic home after fire

1329917190 22 Couple renovates historic home after fire

A couple of out-of-towners didn’t know how much history they were preserving when they saved a home on South Hamilton Street in Eden from demolition.

Joseph and Jennifer Griffin hail from the Northeast and have settled in Eden during the past three years. Joseph said they were originally looking for a property between Florida and New Hampshire that would hold his mother, mother-in-law and his wife. He said he didn’t plan on finding the gem he found in the Norman-Stephens Home, located at 511 S. Hamilton St.

“On the way out of town after attending an auction, we stopped and picked up a real estate flyer for the area,” he said. “The house was highlighted on one of the pages, but they talked about a fire in part of the house. We came back up on a rainy day in February and I crawled under the house, looked in the attic and found a great structure. I couldn’t ask for anything more.”

He said once they inquired about buying the house, they found it was slated for a controlled burn and demolition. After securing the home, they planned to live in one of the smaller homes on the property, but his mother and mother-in-law moved in just a couple of months after they purchased the home.

“We ended up being immersed in the repairs for the first year, and since then, we’ve been working on it as time allows,” he said. “We’ve done a lot so far, but we still have about six months to go.”

Joseph said the fire had taken out the back porch and started in the kitchen by the time it was put out. He said the plumbing underneath the kitchen was melted, the electrical system was burned out and the heating system was damaged.

The Griffins completed all the work themselves. Joseph said he’s a “glorified hammer swinger” and worked on the plumbing, wiring and heating system. He said his wife is the true artist and really brought the house together.

Joseph said they lived in a Paul Revere colonial-style home while in New Hampshire, so they enjoy the historical properties. They left all the original flooring in the home and only replaced what was damaged beyond repair by the fire.

The home was built between 1863 and 1866 by Magdalene Guerrant. Melissa Whitten, a curator for the Eden Historical Museum, said the home was built because her husband died at an early age. Her daughter Nancy “Nannie” Guerrant married carpenter Peter Kemp in 1866 in the home.

An interesting story shared by Lee Norman, great-grandson of Peter Kemp, was about his discharge from the Civil War. Norman said Kemp was ill after being held prisoner and soldiers were being sent home alphabetically once they were released. Out of compassion, Norman said Kemp’s doctors changed his name from “Kemp” to “Camp” so he could go home sooner.

Whitten said she has been researching Kemp and his family for a while, so it was exciting to receive one of his carpentry tools for the Eden Historical Museum from Norman.

“This house has always intrigued me because it almost looks like a mini Mount Vernon,” she said. “I can remember when I first learned about Peter Kemp…and realized that he was a carpenter and built houses and public buildings in town. A couple of months ago, I called and popped by to see the house and fell in love with it, because it was just what I think those people would’ve lived in.”

Sunday’s showing of the Norman-Stephens Home was part of this year’s membership drive for the Eden Preservation Society. The group owns and maintains Governor Morehead Park and the Superintendent’s House that was believed to be the residence for the superintendent of the textile mill that once stood at the Morehead Park site.

Kerry Faunce, president of the Preservation Society, said during each membership drive, they like to feature a historical property in Eden.

“We are mostly involved in providing programs that preserve the history of the community for its residents,” he said. “We also collect history from conducting interviews, and we collect artifacts for the museum.”

Regular meetings of the society are held the fourth Monday of each month at 7 p.m. in the Eden Historical Museum on Washington Street. They are always looking for new members and encourage the renewal of current members. For additional information, visit edenpreservation.org or call (336) 623-0773.

Sweet Frog's founder looks to grow chain beyond frozen yogurt

1329914781 93 Sweet Frog's founder looks to grow chain beyond frozen yogurt

Derek Cha is a man on a mission.

Actually, the founder of frozen-yogurt chain Sweet Frog is a man on a lot of missions. Too many, some would say.

Cha founded the chain three years ago in Henrico County. Sweet Frog now has more than 50 company-owned and franchise stores.

But he expects to have about 200 locations in 20 states by the end of the year. And by 2020, he hopes to have 1,000 U.S. shops and 1,000 international shops.

But there is much more than frozen yogurt on Cha’s mind these days. The 46-year-old businessman is on a quest to create an empire.

That empire includes a gospel rap CD he’s produced, two children’s books coming out later this year and a line of Sweet Frog-themed products.

And, if that wasn’t enough, there are charitable endeavors, here and abroad, a Sweet Frog TV show in the works and talk of a Chuck E. Cheese’s-type establishment to be called Sweet Frog Land.

“He has great vision and he’s not afraid to go for it,” said Debbie Wann, who owns two Sweet Frog locations with her husband, Eric, through a licensing agreement.

The ideas from Cha come so fast and so furiously that employees at the company’s Chesterfield County headquarters have a standard response when the boss drops a new idea on their desk: “What the frog?”

For Cha, juggling so many ideas is not a big deal. He said he has faith that a higher power will deliver what he needs to get things done.

“I’ve been in business since I was 20 years old. I’ve always relied on God to give me wisdom,” he said. “I pray for things and do nothing about it. People just show up and want to help. This has always been my experience. People are going to show up to help me to get to this goal.”

To hear Cha speak of his plans for Sweet Frog, it’s hard to imagine that just three years ago his world financially was turned upside down.

Cha, who moved to the U.S. from South Korea when he was 12, first got into business in 1986 when he opened a frame store near Washington. He eventually grew the single shop into a national chain, Art & Frame Depot, with more than 80 locations.

But the chain began having problems in 2006. The company’s troubles got worse when the economy faltered and people stopped buying extras for their homes. Cha was forced to sell or close all but one store, which he still owns in Dallas.

He and his family moved out of their home in Potomac, Md., one of the wealthiest suburbs in the Washington market, and came to the Richmond region hoping to start over. Cha said he was drawn to Richmond “by grace” and didn’t research the area before making the move.

Cha said losing almost everything he built was humbling and enlightening. A religious man, he said the turnaround in his life was a lesson.

“For 20 some years, I was doing so well I needed to fall,” he said.

“I was very discouraged, but in my heart I always knew that hardship is a blessing. Because through the hardships you come to terms with God. If I’m always doing great, I feel like I’m doing things for myself.”

Cha came to Richmond in early 2009 with the intention of opening another business. What that business would be was unclear.

He was aware of the popularity of frozen yogurt, especially on the West Coast, but had no idea what the business was about. Then one day, shortly after arriving here, he drove by an empty spot in the Downtown Short Pump shopping center in western Henrico County.

“It hit me. My goodness that’s the perfect spot” for a frozen yogurt or ice cream shop, Cha said. The space was next to the Regal Cinemas movie theater and he saw it as a natural gathering place for people.

Cha didn’t have the money needed to buy franchise rights for a yogurt or ice cream chain, so he decided to venture out on his own.

“I didn’t have any money, but I signed the lease, sent a business plan and asked the landlord for $70,000 for build out,” he said about renovating the space.

The first Sweet Frog opened June 10, 2009.

Because he was short of funds, he borrowed money to buy seven used yogurt machines and other equipment to open the store.

Three of them, though, kept breaking down, meaning he needed to stay at the shop full time to repair the busted machines.

Even though he was emerging from a bad financial situation, Cha believed the business would be successful.

“I feel like this is the right time,” he said.

Recessions are a good time to start businesses because there is a lot of available space and landlords are aggressive, he believes.

Plus, Cha said despite the downturn in the economy, “people are still willing to spend $3 to $4 for a dessert.”

While some might describe Cha as a visionary, getting into the frozen-yogurt business is not like inventing the wheel.

Global research firm IBISWorld estimates that frozen yogurt industry’s revenue has risen an average of 5.9 percent annually in the last five years.

The firm said there were about 1,180 frozen yogurt establishments in the U.S. last year, up from 811 in 2002.

While the industry continues to grow, IBISWorld believes that over time larger chains will expand while smaller and unprofitable independent stores and chains will consolidate or close. The number of stores is expected to peak at 1,242 in 2014. The firm expects there will be 1,200 establishments by 2016.

If Cha’s lofty ambitions for Sweet Frog are realized, he’ll be one of the largest frozen-yogurt providers in the U.S., and nearly double the number of existing shops within eight years.

“I do think that’s an ambitious goal,” said Nikoleta Panteva, a senior analyst for IBISWorld.

While Panteva is not aware of Sweet Frog or its business model, she said there are many factors that can affect — positively and negatively — a company’s growth.

For one, big markets are already saturated, meaning the larger chains are moving into smaller cities, like Richmond. Panteva said companies like Sweet Frog need “to be wary of the competition, which is big.”

The biggest U.S. chains are TCBY, with more than 340 shops; Red Mango, with about 145 locations; and Pinkberry, with about 110 shops, IBISWorld reported. TCBY and Pinkberry have Virginia locations, but none, for now, in the Richmond market.

Combined, the three control more than half of the frozen yogurt shops in the U.S.

Locally, the frozen-yogurt trend is heating up as shops continue to pop up in big numbers across the region — so much so that “2011 might well be remembered as the year of the frozen yogurt treat,” Henrico County-based commercial real estate brokerage Cushman & Wakefield | Thalhimer said in a quarterly report released last month.

But the future is not completely bright, and this could turn out to be a bubble, experts say.

Like IBISWorld’s Panteva, the Cushman & Wakefield report questions how much a market can handle. Its report stated that “brokers are wondering at what point this use category gets over-saturated.”

And, even as Cha imagines continued growth, IBISWorld is predicting that that the industry will begin to cool off soon and then contraction will begin.

“The number of stores is anticipated to shrink starting in 2015, as the market for frozen yogurt becomes overly saturated and small players struggle to remain open. Larger operators will survive, while unprofitable ones will likely consolidate operations or exit the industry altogether,” IBISWorld said.

Panteva said one of the biggest concerns is that the industry is based on consumer tastes.

Right now frozen yogurt is “the dessert of the moment,” she said. “But we go through these consumption” cycles, which means consumers’ tastes can change, leaving frozen-yogurt chains out in a lurch.

“This could die out,” she said of the frozen yogurt trend.

Cha didn’t always have grand plans for Sweet Frog.

When the first shop opened in 2009, Cha envisioned the chain growing, but nowhere near as fast as it did.

“The vision was to have 50 stores by 2020,” he said — a number the chain reached in about three years.

Cha and his wife practically lived at the store in the beginning, which was tough for him as a father. “With my two young ones, it was difficult,” he said.

He spent so much time at the shop because it was the best way to learn the business. Particularly important to Cha was seeing the ebbs and flows throughout the year.

Sweet Frog opened in the summer, which is naturally a busy time, but “I wanted to know what would happen during the fall and winter seasons,” he said.

Sweet Frog creates its own self-serve flavors — about three dozen, from Luscious Lemon and Mountain Blackberry to Rootbeer Float and Georgia Peach.

Even from the start, Cha fended off inquiries from people who wanted to buy into the concept. The goal all along was to either sell licenses or franchises, but he wanted to get a feel for how the business worked before moving forward.

“I kept pushing interested parties away because I needed to learn the business so” he could perfect it and teach store operations to others, he said.

Sweet Frog opened its second location, on Hull Street Road in Chesterfield County, on July 7, 2010, a little more than a year after the first location opened.

Early on, the shop in Chesterfield confirmed what Cha believed: He had a winning product on his hands. Within weeks, the Hull Street location was generating double the amount of sales as the original Short Pump store.

But it was when the third store — a licensed location in Lynchburg — opened that things really took off. That Sweet Frog shop drew more than customers looking for yogurt.

“From this location in Lynchburg, there were probably 20 to 30 people that wanted to open Sweet Frogs. That’s how we rapidly grew,” Cha said.

Cha said that gold-bearing vein of entrepreneurs produced shop owners who were willing to move to North Carolina and other parts of Virginia, allowing Sweet Frog to grow at a rate that even Cha couldn’t have imagined.

“That store in Lynchburg really made it possible,” he said.

Now, nearly three years after Sweet Frog opened the first store, the chain has 52 stores in four states, including North Carolina, South Carolina and Louisiana. By this spring, plans call for stores in Tennessee and Maryland. Ten of the chain’s 52 locations are company-owned. Cha plans to open 10 more company-owned locations.

With Sweet Frog’s rapid growth, Cha is switching over from a licensing company to a franchisor.

As a licensor, he allowed store owners to use Sweet Frog’s names and images. But as a franchisor, Cha and his company are able to have more control over what stores look like and how they operate. Chains like Dunkin Donuts and McDonald’s are franchisors.

For Cha, the next step for Sweet Frog is to grow on the West Coast, but he’s open to any opportunity.

“From coast to coast, north to south, everywhere,” he said. “If there’s a good area, we want to be there.”

Meanwhile, work continues on creating the Sweet Frog empire with new mascots to name, scripts to write and books to release.

While many of his ideas might seem a little far fetched to an outsider, Cha says there is a method to his madness.

“There’s a lot of vision in this company and we’re getting there,” said Raven Williams, Sweet Frog’s senior sales and development manager, who began in November. “I’ll be completely honest, at the beginning of every day it runs through my head that there is so much on our plate (that things won’t get done). But at the end of every day there’s this feeling that we’re doing it,” Williams said.

Cha, for one, is not surprised things get done.

“It just happens for me,” he said. “Miraculously.”
